22 Keong Saik Road launched for sale at $17.5m

The guide price is set at $17.5m, or $5,295 per square foot.

A prime freehold conservation shophouse at 22 Keong Saik Road has been launched for sale by Savills.

The guide price is set at $17.5m, or $5,295 per square foot.

The three-storey shophouse, which includes a mezzanine level, sits on approximately 1,258 square feet of land and has a gross floor area of around 3,305 square feet.

The property is zoned for commercial use, with potential F&B approval and a secure tenancy in place.

Located within the Bukit Pasoh Conservation Area, 22 Keong Saik Road is just minutes away from Outram Park and Maxwell MRT stations, with connections to four MRT lines.

Its connectivity is set to improve further with the upcoming Cantonment MRT station on the Circle Line, slated for completion in 2026.

This stretch of Keong Saik is tightly held, with limited acquisition opportunities. The last transaction on the street was in July 2023, when 34 Keong Saik Road sold for $15.5m, or $5,822 psf.

With no Additional Buyer’s Stamp Duty or Seller’s Stamp Duty applicable, and open eligibility to foreign buyers and companies, Savills expects strong interest in the listing.

The sale will be conducted through an Expression of Interest exercise closing on 28 May 2025 at 3 p.m.

A NOTE FROM SINGAPORE BUSINESS REVIEW

The people you want to reach are already in this room.

Every quarter, SBR lands on the desks of the founders, CFOs, and directors running Asia's most consequential companies. Every day, they open our newsletter and read our website. It's a room that took twenty years to build — and it's the one most of our partners are trying to get into.

The good news is that the door is open. We work with companies on thought leadership articles, sponsored content, industry summits across Southeast Asia, regional awards programmes, podcasts, and media placements in print and digital. The shape of the right partnership depends on what you're trying to do, which is why we'd rather start with a conversation than send a rate card.

If you have something this room should know about, tell us. We'll tell you honestly whether we can help, and how.

No rate cards until we understand the brief. It's a better use of everyone's time.
