The two-storey property sits in the heart of Tanjong Katong’s heritage district and is fully tenanted.

A freehold conservation shophouse located at 350/350A Tanjong Katong Road has been launched for sale via an Expression of Interest exercise, with a guide price of $7.98m, according to marketing agent Brilliance Capital.

The two-storey property, which includes an attic, sits in the heart of Tanjong Katong’s heritage district and is fully tenanted, with the ground floor leased to a food-and-beverage operator and the upper levels to an established co-living operator.

The marketing agent said the F&B use approval on the ground floor is rare, as URA no longer grants new restaurant use approvals in this area.

Zoned “Residential with Commercial at 1st Storey” under the URA Master Plan 2019, the site spans approximately 1,386 sq. ft. with a gross plot ratio of 3.0.

Subject to planning approvals, there is potential to extend the rear up to four storeys, increasing the gross floor area to around 4,158 sq. ft..

The property is within walking distance to Tanjong Katong MRT (TE25) and major lifestyle hubs such as i12 Katong, Parkway Parade, Kinex Mall, and Paya Lebar Quarter.
