The Bugis Collection portfolio on sale via EOI

Brilliance Capital announced the sale of The Bugis Collection portfolio, comprising a freehold strata office floor at Sim Lim Tower, a full office floor at The Bencoolen, and a strata office floor at Lee Kai House. 

The properties are available for bulk purchase or piecemeal acquisition via an expression of interest (EOI) exercise.

The freehold strata office floor at Sim Lim Tower, located along Jalan Besar, has an asking price of $17.8m at $2,126 per sq ft. Spanning approximately 8,374 sq ft, it is near the Jalan Besar, Rochor, Bugis, and Little India MRT stations. 

The property is also close to key commercial hubs such as Albert Centre Market, major banks, hotels, shopping malls, and upcoming developments like One Sophia and Aurea.

The full office floor at The Bencoolen, comprising five strata-titled units combined into a single space, has an asking price of $7.8m or $1,858 per sq ft. 

The 4,198 sq ft unit is fully fitted with a reception area, conference room, pantry, meeting room, partitioned workspaces, and general office space, and is currently tenanted.

The strata office floor at Lee Kai House is available at a guide price of $4.8m at $1,304 per sq ft. It consists of two combined strata-titled office units totaling 3,681 sq ft and is currently leased to a commercial school until early 2026. 

The office includes a reception area, meeting rooms, a conference room, a pantry, classrooms, and general office space.

Both The Bencoolen and Lee Kai House are located near Rochor MRT and the Bugis MRT Interchange.

The EOI exercise closes on 8 May, Thursday at 3 pm. Foreigners are eligible to purchase, with no Additional Buyer’s Stamp Duty (ABSD) or Seller’s Stamp Duty (SSD) applicable.
