Commercial shophouses at Serangoon Garden up for sale

The two-storey property's guide price is $17m.

A pair of 999-year corner shophouses at Serangoon Garden is up for sale via public tender for a guide price of $17m, or $3,617 per square foot on floor area.

The two-storey shophouses with car parking lots, located at 86 and 88 Serangoon Garden Way, sit on a 3,101-square-foot site with a total floor area of approximately 4,700 square feet (inclusive of 231 square feet of open yard).

Urban Redevelopment Authority zoned the property as "Commercial with a plot ratio of 1.4" under its Master Plan 2019.

Yap Hui Yee, Savills Singapore's Executive Director for Investment Sales and Capital Markets, said that foreigners and companies are eligible to purchase the shophouses and no imposing of the Additional Buyer Stamp Duty or Seller’s Stamp Duty.

The sale will close on 12 May 2023, Friday, at 3:00 PM.
