Cushman & Wakefield’s $218.5m Living Collection features 7 freehold assets across prime districts

Seven freehold hospitality assets in River Valley and Balestier offered for sale individually or together.

Cushman & Wakefield (S) Pte Ltd (C&W), acting as the exclusive marketing agent, has launched The Living Collection, a portfolio of seven freehold living-sector properties across River Valley, Balestier, and Rangoon Road.

The portfolio includes serviced apartments, a hotel, and student hostels, all fully operational and generating cash flow.

The River Valley cluster comprises three serviced apartment buildings at 268, 288, and 298 River Valley Road which include studios and multi-bedroom units with ensuite bathrooms and kitchenettes.

Site areas range from 2,211 square feet to 3,412 sq ft, and guide prices are $18.5m to $35m.

The Balestier cluster includes 320, 453, and 471/473 Balestier Road with assets that comprise student hostels, serviced apartments, and a hotel.

Site areas range from 3,941 sq ft to 6,811 sq ft, and guide prices are $39m to $46m, with gross yields of 3–3.8%.

The Rangoon Road asset at 99 Rangoon Road is a student hostel with 32 keys, a site area of 2,611 sq ft, total GFA of 9,760 sq ft, and a guide price of $20m with an estimated gross yield of 3%.

Shaun Poh, Executive Director of Capital Markets at Cushman & Wakefield, said the portfolio offers the option to purchase individually or collectively, with selected self-operated assets available for vacant possession or sale-and-leaseback at a 3.5% gross yield.

The properties are located near MRT stations, major roads, and key commercial, healthcare, and educational hubs.

Interested parties can submit bids via an Expression of Interest exercise closing 13 April 2026 at 3pm.
