Two Pagoda Street shophouses for sale at $32.5m

Fully tenanted Chinatown shophouses listed at $3,547 per sq ft.

Cushman & Wakefield is marketing 54 and 56 Pagoda Street in Chinatown via an Expression of Interest, with a guide price of $32.5m, or $3,547 per sq ft of floor area.

The exercise closes 1 April 2026 at 3:00pm, according to a press release.

The two adjoining shophouses sit on separate land titles, totaling 3,011 sq ft of land and 9,162 sq ft of built-up area, and are fully tenanted.

The ground floor is approved for shop use, including an Outdoor Refreshment Area, whilst the second, third, and mezzanine floors contain office spaces with in-unit washrooms and windows.

The asking price implies an estimated yield of 3.5%, with no Additional Buyer’s Stamp Duty or Seller’s Stamp Duty. Purchases are open to foreigners and companies.

The site is also a one-minute walk from Chinatown MRT Interchange, the press release noted.
