JTC concludes $131.9m tender as 2025 land pipeline shuts

Chiu Teng Enterprises secured the parcel under the second half 2025 IGLS programme.

JTC has awarded the industrial site at Kaki Bukit Avenue 5 to Chiu Teng Enterprises Pte Ltd for about $131.9m, closing the final Confirmed List site under the second half of the 2025 Industrial Government Land Sales (IGLS) programme.

The tender, launched on 30 December 2025 and closed on 3 March 2026, drew five bids, it said in a press release.

The site is zoned Business 2 and spans 15,397 square metres, with a gross plot ratio of 2.5. It carries a 33-year lease and a project completion period of 60 months.

JTC launched the site with an additional three-year lease tenure under enhancements to the industrial land lease framework.

The Kaki Bukit Avenue 5 plot is the final Confirmed List site under the second half 2025 IGLS programme.

A NOTE FROM SINGAPORE BUSINESS REVIEW

If you've been wondering whether SBR could work for your company — yes, probably.

A lot of the companies we partner with started as readers. They'd been following our coverage for a while, saw their own customers and competitors in it, and eventually asked the obvious question: could we do something with you? The answer is usually yes. The shape of it depends on what you're trying to do.

The options are broader than most people assume — thought leadership articles, sponsored content, industry summits across Southeast Asia, regional awards programmes, podcasts, and media placements in print and digital. Some partners use one channel; most use a mix. We figure out the right combination by starting with your brief, not with our rate card.

So if the question has been on your mind, here's the easy way to ask it.

We'll tell you honestly whether we can help, and how. It's a better use of everyone's time.
