Knight Frank Singapore has launched a portfolio of three properties in District 8 for sale by Expression of Interest.

The portfolio includes two properties along Roberts Lane and a four-bedroom walk-up flat at Upper Weld Road. According to Knight Frank, the properties may be sold collectively or individually.

At the heart of the offering is No. 28 Roberts Lane, a six-storey mixed-use building with a land area of 2,003 square feet and a gross floor area (GFA) of approximately 8,522 square feet.

Zoned residential with commercial on the first storey, the property is now being marketed at a revised guide price of $14m, or $1,642 per square foot on the total GFA, down from the previous asking price of $16.88m.

Just two doors away, No. 32 Roberts Lane is a fully tenanted, two-storey conservation shophouse with an attic, sited on a land area of 1,244 square feet and a GFA of about 2,200 square feet. It is listed at a guide price of $5.5m.

The third property, a walk-up flat at Upper Weld Road, features a floor area of 1,378 square feet and carries a guide price of $1.68m.

Knight Frank highlighted District 8's rising appeal among investors, pointing to over 143 freehold or 999-year shophouse transactions recorded in the area since 2022.
