Singapore leads Asia Pacific in flexible office desk premiums: report

Flexible office space in city-state averages $1,035 per month.  

Singapore commands the most premium in flexible office space in Asia Pacific, with prime desks averaging around $1,035 (US$800) per month.

The city-state is followed by Tokyo, Japan and Sydney, Australia, which also saw robust demand and constrained supply in prime central areas, according to research by office specialist Workthere and the Savills Impacts programme.

Flex office attendance around the world has increased by 20% since 2022, they added.

Across the Asia Pacific region, attendance is the highest globally at 4.13 days per week, a reflection of the region’s workplace culture of in-person collaboration.

Demand from global corporates is accelerating in the region, with global corporates accounting for the highest global demand for flexible office space at 41%.

This comes as multinationals expand totalent hubs, like Bengaluru, Ho Chi Minh City, and Kuala Lumpur without committing to long-term leases, Workthere and Savills said.

Globally, London commands the highest average flexible office desk rates at $1,709 (US$1,320) per month, followed by New York $1,605 (US$1,240) and Los Angeles $1,424 (US$1,100), they added.
