LIST: Condo launches in August homebuyers should look out for

Four residential developments will be launched for sale this month.

For homebuyers looking out for property, August presents four condominium launches that deserve careful consideration.

The Singapore Business Review listed down details and quick facts about each condo launch in the hope of guiding homebuyers in their selection.
1. Lake Garden Residences
Launch Date: 5 August
Developer/s: Wing Tai Holdings
Location: Jurong (District 22)

The residential development comprises two 19-storey towers with a total of 306 units. The project offers one-bedroom to five-bedroom plus study units, the sizes of which range from 484 square feet (sq ft) to 2,260 sq ft.

Four duplex penthouses ranging from 2,002 sq ft to 2,260 sq ft, with private lift access, will also be up for grabs at the property’s sales launch.

Lake Garden Residences prides itself as a sustainable development with a Green Mark Platinum (Super Low Energy) certification from the Building and Construction Authority (BCA).

Wing Tai said the development will “feature low-energy glass to reduce heat gain.”

“Other green features include solar panels to harness renewable energy, which will power 30% of the common areas, as well as providing EV and EV-ready carpark lots. The kids’ play lawn will also be made of recycled & natural materials,” the developer said.

Lake Garden Residences will also mark the first private residential launch in Jurong in seven years. The 99-year leasehold development is expected to be completed in 2027.

The development has been open for preview since 22 July, but sales booking will start on 5 August.

2. Altura Executive Condominium
Launch Date: 5 August
Developer: Qingjian Realty and Santarli Realty
Location: Bukit Batok (District 23)

The 360-unit development is located on Bukit Batok West Avenue 8. It will be the first executive condominium (EC) to grace Bukit Batok since 2001.

Altura EC offers three types of units: three-bedroom, four-bedroom, and five-bedroom. The size of the units range from 980 sq ft to 1,711 sq ft.

All units also have a study corner in the living space. The study areas for four-bedroom and five-bedroom units, meanwhile, are “transformative” to cater to the needs of  families, the developers said.

The development also has four zones which residents can visit: The Club, The Boutique, The Lagoon, and The Green.

The Club houses the “Reading Club” which is a space where residents can work and study. The Boutique, meanwhile, is where residents can find amenities such as function rooms, a tennis court, a gym, and a splash pool. A larger pool measuring 50 metres can be found in The Lagoon.

Altura EC also prides itself as a sustainable development, having the BCA Green Mark Gold certification. It offers residents a touch of nature’s tranquillity to life at home through The Green zone.

The development is close to metro railway stations like Bukit Batok Station (North-South Line) and the future Tengah Plantation Station (Jurong Region Line).

The development has been open for preview since 22 July, but sales booking will start on 5 August.

3. The Arden
Launch Date: 12 August
Developer/s: QingJian Realty Holding Limited
Location: Bukit Panjang (District 23)

The development comprises three five-storey towers with a total of 105 apartments. Its apartments have a two-bedroom to four-bedroom layout.

The size range of its unit types are as follows: 657 square feet to 721 sq ft for 2-bedroom; 1012 sq ft for 3-bedroom; 1,109 sq ft for 3-bedroom plus study; 1,206 sq ft for 4-bedroom; and 1,389 sq ft for 4-bedroom plus study.

Sitting on a 63,002-sq-ft plot, The Arden is near rail stations like Phoenix, Teck Whye, Ten Mile Junction, and Bukit Panjang MRT. The development is also situated near primary schools and shopping malls.

Amongst the schools close to The Arden include Bukit Panjang Primary and Teck Whye Primary. Meanwhile, shopping centres like Junction 10 and Bukit Panjang Plaza are close.

The 99-year leasehold development is expected to be completed in 2025.

4. TMW Maxwell
Launch Date: 12 August (Tentative)
Developer/s: CEL Development, SingHaiyi Investments, and Chuan Investments
Location: Tanjong Pagar (District 2)

The mixed-use development offers 324 residential units and 11 commercial units. Residential units in the building are on the fourth to 20th floors, while the basement to the third level is for commercial use.

The 99-year leasehold development offers units ranging from 474 sq ft to 872 sq ft.

The 20-storey building sits on a 41,799-square-foot site and is in close proximity to MRT stations like Maxwell, Tanjong Pagar, and Telok Ayer.

The development is also close to schools such as Cantonment Primary School, shopping malls such as Tanjong Pagar Centre, China Square central and People’s Park Complex, and supermarkets like NTUC Fairprice - Tanjong Pagar.

Apart from being close to multiple amenities, the development also prides itself for having “ flip/switch” units, or units with flexible furniture.
