HDB resale transactions skew toward Non-Mature Estates in May
Mature Estates edge higher in transaction mix whilst prices remain unchanged.
Non-Mature Estates accounted for 55.1% of HDB resale transactions in May 2026, slightly more than half of total sales, whilst Mature Estates made up the remaining 44.9%, according to data from 99.co and SRX.
The broader trend shows Non-Mature Estates leading HDB resale activity since May 2025. Their share rose from 58.6% in June 2025 to 60.5% in July, before easing to 55.8% in October and stabilising at 55.1% in May 2026.
Mature Estates moved in the opposite direction, falling from 41.4% in June 2025 to 39.5% in July, then recovering to 44.2% in October and peaking at 45.0% in December before easing slightly to 44.9% in May 2026.
Overall, monthly transaction shares remained within a narrow range, with Non-Mature Estates fluctuating between 55.0% and 60.5%, and Mature Estates between 39.5% and 45.0%, reflecting alternating monthly shifts but no sustained directional break in either segment.
On prices, Mature Estate resale values rose 0.4% month-on-month in May 2026, whilst Non-Mature Estates increased 0.2%, indicating broadly stable pricing compared with May 2025 levels.
