11 Claymore Road up for sale and redevelopment for $95m

The site can be redeveloped to up to 36 storeys, with a total GFA of 53,848 sqft.

Savills Singapore has announced that the freehold residential site 11 Claymore Road is up for sale for S$95m, or $2,839 per plot ratio.

Under the 2019 Masterplan, 11 Claymore Road is zoned “residential” with an allowable gross plot ratio of 2.8 and a height control of up to 36-storeys.

The site is 17,974 sqft, and a new development adopting the maximum height and plot ratio will have a total gross floor area of 53,848 sqft, inclusive of the 7% bonus Gross Floor Area (GFA) for the balconies.

A pre-application feasibility study is also not required by LTA for the site redevelopment of up to 66 apartment units.

Savills Singapore is the exclusive sole and exclusive marketing agent for this Public Tender exercise. The vendor is a private company who has owned the property for more than 50 years.

The tender closes on Wednesday, 8 November 2023, at 3PM.
