Ang Mo Kio block can still be optimised through SERS: OrangeTee

The site is located near a new MRT station. 

The HDB has identified the site at Ang Mo Kio for Selective En bloc Redevelopment Scheme (SERS), which can lead to the construction of taller housing blocks, according to real estate firm OrangeTee. 

"We noticed that the land may not be fully optimised. Currently, the old housing blocks are around 13 storeys whereas the land can be built up to around 36 storeys," said Christine Sun, Senior Vice President of Research & Analytics of Orange Tee. 

Sun added that Ang Mo Kio is a good site, as it is within walking distance to the new Tavistock MRT station and close to landed properties at Serangon Gardens. 

More tall blocks could therefore be made in the area, which could be integrated with retail and commercial components linked to the MRT station. 

"The acquisition could also be done because of the construction of the underground MRT station. More space may be needed for construction. The deep excavation and construction works of the MRT station could also impact the structural soundness of surrounding buildings especially the safety of residents living in older buildings," Sun said. 

Based on current SERS policy, construction does not usually involve many flats and are not done on a regular basis. Most SERS comprise 4 to less than 10 blocks of flats, with the exception of Tanglin Halt.
