Condo resale prices up 5.3% in May
A $9m unit at Wing On Life Garden was the month’s most expensive resale.
Condo resale prices rose 5.3% year-on-year (YoY) in May 2025, according to data from SRX and 99.co.
The Core Central Region (CCR) led with a 5.9% YoY increase, followed by the Outside Central Region (OCR) at 5.3%, and the Rest of Central Region (RCR) at 4.6%.
An estimated 968 units were resold in May, down 17.5% from the 1,173 units in April. Resale volumes were also 20.3% lower than in May 2024, and 3.4% below the five-year average for the month.
By region, resale volumes were distributed with 49.4% in OCR, 33.2% in RCR, and 17.4% in CCR.
The percentage of sub-sale transactions — secondary sales before project completion — fell to 6.7% of total secondary sales, down from April.
In the CCR, the highest resale price was a $9m unit at Wing On Life Garden. The top resale in the RCR was $5.5m at Pebble Bay, whilst in OCR, the highest transaction was a unit at Kovan Residences resold for $4.4m.
