HDB launches over 7,000 flats for sale

Prices range from $87,000 for a two-room Flexi SBF unit to $472,000 for a five-room BTO flat.

The Housing & Development Board (HDB) launched 7214 flats under the Built-to-Order (BTO) and Sales of Balance Flats (SBF) exercise for November, an announcement revealed.

There are 3,802 BTO units for sale spread across five projects, HDB said, ranging from $101,000 for a two-room Flexi unit to more than $472,000 for a five-room flat. Four projects are in the non-mature towns of Sembawang, Sengkang, Tengah and Yishun, and another is in the mature town of Tampines.

This includes 1,620 flats at a BTO project called Plantation Grove in Tengah Town which is Singapore's first new town in more than 20 years since Punggol.

“Located along the Forest Fringe in Plantation District – the first of five housing districts to be developed in Tengah – it will provide a tranquil and rustic environment for residents to enjoy flora and fauna at their doorstep,” HDB said.

Tengah is dubbed as the first "Forest Town" in Singapore, and will designed with green, sustainable and smart features such as smart lighting, cycling paths and community centres, according to HDB. The town will be about 700 hectares.

“Buyers of the BTO project in Tengah will also have the option of subscribing to a Centralised Cooling System (CCS), offered by SP Group in collaboration with HDB,” HDB added. “Chilled water will be piped to homes from chillers installed on the rooftops of selected HDB blocks, so subscribers of the CCS will not need to install or maintain their own air-conditioner condenser units.”

Meanwhile, HDB will also offer the first batch of BTO flats with shorter waiting times in Sembawang, Sengkang and Yishun which will come with floor finishes, internal doors and sanitary fitting to minimise renovations work required.

In addition, HDB will offer 3,412 balance flats under the SBF exercise, with a majority of the flats reserved for first-timer families in a wide range of flat types, locations and selling prices, the announcement noted.

They range from $87,000 (excluding grants) for a 2-room Flexi in non-mature towns to $470,000 for an executive flat in mature towns and estates, HDB said.

“About 37% are already completed and the rest are under construction,” HDB added. “Similar to BTO flats, SBF flats are subsidised and priced considerably lower than comparable resale flats in the vicinity.”

Applications for the new flats launched can be submitted on the HDB website starting 13 November to 19 November.

HDB is set to offer another round of flats in Jurong West, Kallang Whampoa and Sengkang in February 2019.
