HDB resale activity cools as market levels off
Even so, the broader trend remains healthy.
HDB resale activity slowed down in August, dropping 14.3% from July, with prices appearing to level off as the market enters a plateau phase, a report by 99.co and SRX said.
HDB resale prices decreased by 0.1% in August 2025. HDB resale prices in Mature Estates and Non-Mature Estates decreased by 0.3% and 0.1%, respectively.
In terms of room types, 3-room prices decreased by 0.1%, while 5-room prices and Executive flats increased by 0.8% and 0.2%, respectively. Meanwhile, 4-room prices remained the same.
Price increased by 6% in August compared to the same time in 2024. Prices for all room types also increased with 3-room by 7.2%, 4-room by 6.3%, 5-room by 5.7%, and Executive by 3.3%, year-on-year.
Both Mature and Non-Mature Estate prices increased by 6.7% and 5.3%, respectively, from a year ago.
The highest transacted price for a resale flat in the month was S$1,600,000 for an Executive flat at The Pinnacle@Duxton.
In Non-Mature Estates, the highest transacted price was S$1,260,000 for an Executive flat at Yishun Avenue 4.
Additionally, August saw a decline in the resale of million-dollar HDB flats. From 169 in July to 141.
