HDB resale prices up 4.8% YoY in September

Resale prices inched up 0.6% MoM.

HDB resale prices rose 4.8% year-on-year (YoY) in September,  SRX and 99.co reported.

Prices for 5-room flats increased the most at 4.9%, followed by 4-room (4.6%), Executive flats (4.6%), and 3-room (3.7%). Prices in Mature Estates climbed 4.7%, whilst Non-Mature Estates rose 4.9% year-on-year.

Month-on-month, resale prices inched up 0.6%. Prices for 4-room and 5-room flats each increased 0.6%, whilst Executive flats rose 1.4%. 3-room flats, however, saw a 0.9% dip.

Meanwhile, 2,186 HDB resale flats were transacted in September, down 1.2% from August. Resale volumes were also 1.4% lower YoY.

Of total transactions, 57.5% were in Non-Mature Estates, whilst 42.5% were in Mature Estates. By flat type, 3-room flats made up 22.8% of sales, 4-room flats 45.5%, 5-room flats 25.1%, and Executive flats 6.7%.

The most expensive resale transaction in September was a 5-room flat at Central Area which sold for $1.59m. The highest deal in Non-Mature Estates was an Executive flat in Woodlands that fetched $1.12m.

A total of 172 million-dollar flats were sold in September, up from 141 units in August, making up 7.9% of total resale transactions.

Toa Payoh led with 37 million-dollar flats, followed by Queenstown and Bukit Merah with 18 each. Other high-value sales were recorded in Ang Mo Kio, Bishan, Clementi, Kallang Whampoa, Tampines, Central Area, Geylang, Hougang, Woodlands, Bedok, Marine Parade, Pasir Ris, Serangoon, Sengkang, Jurong East, Bukit Timah, Bukit Panjang, and Bukit Batok.
