HDB resale prices to slip 8% this year amid BTO flat glut

Volumes will dip by 18%.

Depressed prices await homeowners who are looking to sell their HDB flats. A report by PropertyGuru showed that HDB resale prices are expected to dip by 6-8% this year, with transaction volume expected to decline by 15-18%.

The already muted property market will be further impacted by a looming flood of new Build to Order (BTO) units and the unwavering influence property measures, such as a lower mortgage servicing ratio and shorter
loan tenure, have on access to capital.

PropertyGuru expects 3,000-3,300 units to change hands per quarter.
