HDB upgraders demand fuels 84% take-up at Zyon Grand launch

Zyon Grand sold 590 of its 706 units during launch weekend, marking one of 2025’s strongest private project take-ups, according to PropNex.

Realion (OrangeTee & ETC) Group said the sales reflected limited city-fringe supply and strong demand from HDB upgraders. Deputy Group CEO Justin Quek noted that resale prices of newer four- and five-room HDB flats in Bukit Merah and Queenstown pushed buyers to move into the private market. He added that harmonisation measures have improved affordability for fringe-area homes.

PropNex CEO Kelvin Fong said larger units led sales, with one-bedroom layouts accounting for less than 10% of supply. Most buyers were Singaporeans, with prices starting from $1.47m for two-bedroom units and about $2.2m for three-bedroom units.

The project also includes serviced apartments for longer stays, in line with government rental guidelines.
