Holland Plain GLS draws sole bid at $1,491 psf ppr

Sim Lian submitted the sole offer for the CCR site expected to yield about 280 homes.

Property consultants said the Holland Plain government land sales (GLS) site received a single bid of $1,491 per square foot per plot ratio (psf ppr), with total participation limited to one offer.

The Urban Redevelopment Authority (URA) said the 1.57-hectare site, which is expected to yield about 280 private residential units, received a $454m mi h bid.

Huttons Asia Chief Executive Officer Mark Yip said the bid is 4.1% higher than Sim Lian Group’s earlier purchase of the adjacent Holland Link GLS site in August 2025 at $1,432 psf ppr.

He said the developer has secured both adjoining GLS sites within the Holland Plain precinct.

PropNex Head of Research and Content Wong Siew Ying said the land rate is above the adjacent site but below recent Core Central Region GLS transactions at Dunearn Road and Bukit Timah Road.

She noted that the tender received one bid, compared with higher participation levels in earlier GLS launches in other locations.

Wong added that the site is located within a low-density residential enclave and is near schools including Methodist Girls’ School, Nanyang Girls’ High School, Raffles Girls’ School and Henry Park Primary School.

The site is within walking distance of King Albert Park MRT station on the Downtown Line, with improved connectivity expected after the Cross Island Line is completed.
