June BTO exercise draws over 22,600 applicants
Berlayar Rise and Lakeview Cascadia led demand, whilst overall competition remained broadly stable.
More than 22,600 applicants competed for 6,952 flats in Singapore’s June 2026 Build-to-Order exercise, translating to an overall application rate of about 3.3 applicants per unit.
The rate was broadly in line with recent exercises and below the four-year average of 3.9, suggesting that the increase in BTO supply is helping to meet overall housing demand.
Demand was strongest for Berlayar Rise in Bukit Merah, which attracted more than 8,800 applicants.
Its four-room flats drew 4,943 applications, the highest number across all flat types and towns in the exercise.
Interest remained strong despite the Prime project’s 14% subsidy recovery rate, supported by its location in the former Keppel Club area and proximity to Telok Blangah MRT station.
Lakeview Cascadia in Bishan attracted more than 5,700 applicants, making it another of the exercise’s most popular projects.
Analysts attributed the demand to the limited supply of new flats in Bishan, proximity to the Marymount MRT station, and access to nearby schools.
Meanwhile, Woodgrove Acres in Woodlands recorded stronger demand than Kebun Baru Ridge and Kebun Baru Breeze in Ang Mo Kio.
Lower prices and proximity to Malaysia may have supported interest in the Woodlands project, whilst the longer minimum occupation period and higher prices may have affected demand for the Ang Mo Kio developments.
Shorter waiting times did not significantly lift applications for Sembawang Brook and Sembawang Portico, with their distance from MRT stations seen as a disadvantage.
Demand amongst singles also remained elevated, with a median application rate of 7.3 for two-room Flexi flats, indicating continued competition and potential spillover into future launches.
