Luxury site D'Grove villas up for sale at $398m

The 21-storey and 45-unit development has a site area of 50,400 sqft.

Freehold high-rise residential redevelopment site D’Grove Villas has been launched for collective sale by tender at an asking price of $398m, an announcement by marketing agent Centaline Singapore revealed.

The site, which is located within Singapore’s prime District 10 in the upscale Ardmore precinct, is a 24 year old development with an estimated site area of 50,400 sqft. The development is 21- storey high with a total of 45 units.

According to the Urban Redevelopment Authority’s (URA) Masterplan 2014, the site is zoned “Residential” with a gross plot ratio of 2.8. The permissible gross floor area including balconies upon redevelopment is 141,120 sqft, which is subject to approval. The site has an allowable building height of 36-storey for future redevelopment.

The launch is said to be the first collective sale project in Singapore marketed by Hong Kong property agency Centaline Singapore.

The collective sales tender for D’Grove Villas will close on 23 May at 3 p.m.
