Private home prices inched up in Q3
Home sales rebounded strongly by 44.4%.
Singapore’s overall private residential property price index increased by 0.9% in the third quarter of the year, according to an Urban Redevelopment Authority report.
Amongst the three market segments, the non-landed home prices in the Core Central Region (CCR) recorded the highest quarterly price growth of 1.7% in Q3 2025, Knight Frank noted.
In the landed market, landed home prices increased 1.4% QoQ in Q3 2025, after rising 2.2% QoQ in Q2 2025.
Moreover, Realion observed that private home sales rebounded strongly by 44.4%, marking the highest third-quarter performance in four years.
“The recovery was driven mainly by the new home sales segment as sales volume soared by more than 171.3% QoQ due to an increase in new project launches,” Realion said.
Singaporeans and permanent residents made up 98.4% of purchases of private residential properties, whilst foreigners made up 1.3%, according to Huttons.
Huttons noted that the top five foreign nationalities purchasing residential property in Singapore were China, Malaysia, India, the USA and Indonesia.
