Tender for Dunearn Road residential site closes

A Frasers-led consortium submitted the highest bid.

The Urban Redevelopment Authority (URA) has closed the tender for the residential site at Dunearn Road, which was launched on 8 April 2025.

The 99-year leasehold site spans 13,491.9 sqm with a maximum permissible gross floor area (GFA) of 32,381 sqm.

Frasers Property, Sekisui House, and CSC Land Group (Singapore) Pte Ltd submitted the highest bid for the site.

“If awarded, it will be an exciting opportunity for us to be part of the Turf City masterplan and leverage our combined expertise to deliver one of the most prominent residential developments in the heart of Bukit Timah,” said Soon Su Lin, CEO of Frasers Property Singapore.

She said the site, located within the Bukit Timah educational belt, offers excellent connectivity along with convenient access to amenities and green spaces.

With the last Government Land Sales (GLS) site in the area awarded nearly a decade ago, Lin noted that well-located developments in prime Districts 9, 10, and 11 within the Core Central Region are expected to remain highly attractive to homebuyers.
