100 Jalan Sultan site receives hotel use nod from URA

Differential premium estimated at $57.53m.

Sultan Plaza will relaunch its collective sales tender on July 11 after receiving confirmation and advisory from the Urban Redevelopment Authority (URA) allowing the 100 Jalan Sultan site for hotel use.

The Land Transport Authority also confirmed that a Pre-Application Feasibility Study (PAFS) is not required for the site’s redevelopment.

Ronnie Chin Architects estimated approximately $57.525m in differential premium to intensify the land use as a hotel; $12m in differential premium for mixed use, commercial and residential development; and more than $16.09m in differential premium for commercial use.

Built in the 1970s, the 244-unit 99 years leasehold development sits on a sizeable land area of approximately 4,874.7 square metres or 52,471.27 square feet. The site sits between Beach Road and North Bridge Road, near the Kampong Glam conservation enclave, the iconic Golden Mile Complex, office towers, Duo Residences and South Beach. It also has access to three MRT stations across three different lines within 750m: the CC5 Nicoll Highway, EW11 Lavender and DT14 Bugis.

The tender will close on August 1 at 3 PM.
