CBRE announced the sale of a freehold 3-storey conservation shophouse with an attic at 35 Kreta Ayer Road via an expression of interest (EOI).

The property is located in District 2 of the Central Business District within the Bukit Pasoh Conservation Area. It stands on a freehold land plot of approximately 1,568 sq ft and has an existing floor area of about 4,386 sq ft.

The shophouse is currently fully-tenanted with the ground floor unit having a permanent approval for “Restaurant” use while the upper floor units are fully leased to an office and a school.

It is also located near MRT stations and expressways such as the Ayer-Rajah Expressway (AYE) and Central Expressway (CTE).

The property has a guide price of $21.5m or $4,922 psf on its existing floor area. Foreigners are eligible to purchase and no Additional Buyer's Stamp Duty (ABSD) or Seller's Stamp Duty (SSD) will be imposed on the transaction.

The EOI will close on Thursday, 11 April 2024, at 3 pm.
