Cavenagh Fortuna, a freehold residential block in District 9, is up for sale for $60m via expression of interest (EOI).
The price works out to approximately $2,599 per square foot (sq ft) on net floor area and $1,979 per sq ft on gross floor area (GFA), according to marketing agent JLL.
The property spans a net lettable area of 23,089 sq ft and a GFA of 30,324 sq ft. It maintained an average occupancy of 98% from 2021 to 2025.
The development currently sits on two land lots, with appointed solicitors Wee Swee Teow LLP in the process of amalgamating the lots into a single land lot held under one title.
The building, completed in the 1990s, was refurbished between 2014 and 2016 for $6m. It comprises 26 units, including 13 one-bedroom units, 10 two-bedroom units, and three three-bedroom units.
Unit sizes range from 570 sq ft to 2,282 sq ft.
Incoming owners may retain the existing development and apply for a change of use to serviced apartments, subject to eligibility for consideration by the Urban Redevelopment Authority.
