ESR REIT wraps $225m sale of seven Singapore industrial assets

Final 46A Tanjong Penjuru property sale remains underway. 

ESR-REIT has completed the sale of seven industrial properties in Singapore for $224.6m, ESR-REIT Management (S) Limited, its manager, announced in a bourse filing.

The divestment covers 86 & 88 International Road, 120 Pioneer Road, 21 & 23 Ubi Road 1, 24 Jurong Port Road, 13 Jalan Terusan, 60 Tuas South Street 1, and 43 Tuas View Circuit.

The sale forms part of a divestment plan announced in December 2025 covering eight industrial properties for an aggregate consideration of $338.1m. 

The full portfolio was valued at $331.6m as of 30 November 2025, putting the sale price at a 2% premium to independent valuation.

The sale of the remaining property, 46A Tanjong Penjuru, has yet to be completed and is currently underway. The manager said a separate announcement will be made once it is completed. 

Following the completed transactions, ESR-REIT’s portfolio comprises 63 properties across Singapore, Japan, and Australia, excluding 48 Pandan Road, which is held through a joint venture. 

Moreover, the REIT has investments in three property funds in Australia.
