The EOI will close on 9 July.

Brilliance Capital announced the sale of a freehold commercial building with individual strata titles per floor at 562 Serangoon Road via an expression of interest (EOI).

The four-storey commercial property has a land area of approximately 2,336 sq ft with a total floor area of approximately 7,453 sq ft. It has a plot ratio of 3.0.

The property has a guide price of $23.5m.

Zoned “Commercial”, the ground floor of this non-conserved commercial asset is approved for food and beverage (F&B) use.

Subject to authorities’ approvals, the property could also be used for serviced apartments, co-living residences, lifestyle clinics, co-working spaces, or creative concept showrooms.

The property is located near the Farrer Park MRT Station and Boon Keng MRT Station (North-East Line). It is also well connected to major expressways, including the CTE and PIE.

In addition, it is near popular areas such as Little India, Farrer Park, Bidadari, and the Kallang Riverside precinct.

The EOI closes on Wednesday, 9 July at 3:00 p.m.
