GuocoLand sells 90% of River Modern units as local buyers dominate

Units averaged $3,266 psf, with the highest transaction reaching $3,693 psf.

GuocoLand sold 410 units, or 90% of the 455 homes at its latest condominium in River Valley during its 7 March launch.

River Modern’s units were sold at an average price of $3,266 per square foot (psf), with the highest transaction reaching $3,693 psf.

Prices ranged from $1.55m for a two-bedroom unit to $6.72m for a four-bedroom unit.

The development comprises 455 units across two 36-storey residential towers.

By unit type, 88% of the 175 two-bedroom units were sold, alongside 95% of the 210 three-bedroom units and 80% of the 70 four-bedroom units.

Nearly all buyers were Singapore citizens or permanent residents, according to GuocoLand.

Moreover, most purchasers were owner-occupiers, including singles and multi-generational households.

River Modern is expected to be completed in 2030.
