The development is situated on a 99‑year leasehold site of approximately 126,325 square feet (sq ft) at River Valley Green, adjacent to the Singapore River and Kim Seng Park.

River Modern consists of 455 residential units in two 36‑storey towers, with more than 60% of units as three‑ and four‑bedroom layouts.

Around 70% of apartments face the Singapore River, according to the press release.

Prices start from $2,877 psf, with indicative prices including $1.548m for two‑bedroom units, $2.298m for three‑bedroom units, and $4.588m for four‑bedroom units.

The ground level includes approximately 4,300 sq ft of commercial shop space, whilst more than 80% of the site is allocated to landscaping and facilities.

Amenities include a 170‑metre nature trail, a 50‑metre infinity pool, gym facilities, a tennis court, and clubhouse spaces.

River Modern is located near River Valley Primary School, Anglo‑Chinese School (Junior), St. Margaret’s School (Primary), and Alexandra Primary School.

According to a press release, the development provides direct sheltered access to Great World City Mall and connectivity to Orchard Road and the Central Business District.

The sales preview is scheduled for 20 February 2026, with a Temporary Occupation Permit expected in the second half of 2030.

A NOTE FROM SINGAPORE BUSINESS REVIEW

The people you want to reach are already in this room.

Every quarter, SBR lands on the desks of the founders, CFOs, and directors running Asia's most consequential companies. Every day, they open our newsletter and read our website. It's a room that took twenty years to build — and it's the one most of our partners are trying to get into.

The good news is that the door is open. We work with companies on thought leadership articles, sponsored content, industry summits across Southeast Asia, regional awards programmes, podcasts, and media placements in print and digital. The shape of the right partnership depends on what you're trying to do, which is why we'd rather start with a conversation than send a rate card.

If you have something this room should know about, tell us. We'll tell you honestly whether we can help, and how.

No rate cards until we understand the brief. It's a better use of everyone's time.
