Two new private condos worth as low as $600K+ each preview this week

Show flats for SJ Capital’s Jool Suites at Farrer Park and MCL Land’s Uber 388 at Upper East Coast Road will be ready on Thursday (July 28) and Friday (July 29), respectively, prior to their official launches next month, sources from Huttons Real Estate Group said.

 According to marketing agents with Huttons, selling prices for both developments start from 600K+. The 52-unit Jool Suites with sizes ranging from 398-936sf will be sold for $1600-$1700 psf on the average. Average selling price for the 95-unit Uber 388 with sizes ranging from 452-1905sf, meanwhile, is $1400psf.

All units will be released on their preview dates since both are small developments, said sources. Investment-wise however, marketing agents favor Jool Suites more over Uber 388.

“Between the two, Jool Suites is far better as it is very near the MRT and the town which spells high rental yield and capital appreciation,” an agent said.

Joseph Go of PropertyLaunch.sg., meanwhile said “We are expecting high tremendous response for this project (Jool Suites) and we will not be surprise that large number of level or multiple unit buyers will grab up the units.”

“Farrer Park, one of the most highly recommended and highly sought after location in District 08 Singapore after Farrer Park MRT runs live. It has been the focus for many investors and developers due its superb centralise location at the fringe of the city and many shopping malls close by. Rentability is never an issue as there is a huge demand for residential units because of the buzzing vibrant life here,” he added.

Uber 388 meanwhile is a recommended development according to marketing agents due to its resort style and exquisite design. Moreover, Upper East Coast Road is a well sought-after area by expats.
