Condo resale volumes plunge 23% YoY as high prices deter buyers
Sales trail five-year average by 20% as buyers resist 5% price growth.
Condominium resale volumes rose in March 2026, with prices broadly stable, although activity remained below year-ago levels, according to SRX data.
An estimated 944 units were resold in March, up from 913 units in February. However, volumes were 22.7% lower than March 2025 and 20% below the five-year March average.
By region, 49% of transactions came from the Outside Central Region (OCR), 32.3% from the Rest of Central Region (RCR), and 18.8% from the Core Central Region (CCR).
Monthly volumes showed a sustained downward trend from the March 2025 peak of 1,221 units, falling through 2025 to a low of 830 units in January 2026 before recovering to 913 units in February and 944 units in March.
By segment, OCR volumes fell from 596 units in March 2025 to 420 units in March 2026, whilst CCR declined from 235 units to 161 units and RCR from 390 units to 277 units.
Prices edged down 0.1% month on month in March 2026, according to the SRX Price Index for condo resale. CCR prices rose 0.4% and OCR increased 0.5%, whilst RCR fell 1.2%.
On a year-on-year basis, resale prices rose 4.9%, with CCR up 4.4%, RCR up 4.9%, and OCR up 4.6%.
The median capital gain for resale condos was $400,000 in March 2026, down $24,000 from February. District 10 (Tanglin / Holland / Bukit Timah) recorded the highest median capital gain at $867,000, whilst District 4 (Sentosa / Harbourfront) recorded the lowest at $164,000.
The median unlevered return stood at 30.3%. District 15 (East Coast / Marine Parade) and District 23 (Dairy Farm / Bukit Panjang / Choa Chu Kang) recorded the highest returns at 42.9%, whilst District 2 (Chinatown / Tanjong Pagar) recorded the lowest at 10.1%.
The highest resale price in March was $19.5m for a unit at Le Nouvel Ardmore. In the RCR, the top transaction was $5.78m at The Waterside, whilst in the OCR it was $4.2m at The Gazania.
Sub-sale transactions accounted for 4.6% of total secondary sales in March 2026, up from February.
