GCB unit prices average $2,139 psf in H2

Unit prices averaged $2,139 psf during the period, compared with $2,148 psf the period before.

Prices of good class bungalows (GCBs) remained stable in the second half (H2) of 2025 amidst a steady stream of deals, PropNex Research and URA Realis data showed.

On a half-yearly basis, the average unit price of GCBs stood at $2,139 per square foot on land area in H2, compared with $2,148 psf in 1H 2025 and $2,017 psf in H2 2024, their data added.

PropNex said that it expects GCB sales activity to remain sensitive to macroeconomic conditions, and GCB prices to hold steady amidst a scarce supply of such properties and subdued rising wealth.

Early in 2025, PropNex projected that the pent-up demand and interest for and tight availability of such properties for sale will support GCB prices throughout that year.

Meanwhile, Singapore’s private residential market is expected to post modest price growth in 2026, even as new project launches and transaction volumes decline from 2025 highs, according to a joint outlook by OrangeTee & Tie and Realion.

Overall, private home prices are projected to increase between 2.5% and 4.5% in 2026. Whilst this marks a slight slowdown from an estimated full-year rise of 3.5% to 4.5% in 2025, the outlook remains positive amid lower mortgage rates and a stable macroeconomic backdrop.  

As for the city-state’s wealth management industry, it has reached a valuation of approximately $198b in 2025, according to data released by ResearchAndMarkets via GlobeNewswire.
