Two-storey Belmont Road GCB for sale at $42m

A landed, two-storey good class bungalow (GCB) at 80 Belmont Road is set to be put up for auction with a guide price of $42m, an announcement by Knight Frank revealed.

The property has a land area of 27,000 sqft and floor area of 15,714 sqft, with its vast grounds including a covered car porch, lift, swimming pool, playground, basketball court and landscaped garden.The guide price translates to an approximate $1,557 psf.

According to Sharon Lee, head of auction and sales at Knight Frank Singapore, a good response to the auction is anticipated given the rarity of a GCB of this size being put up for auction, especially as Belmont Park GCBs are very sought after.

“Over the past year, two GCBs in the vicinity were successfully sold.” The successful sales include a newly completed, 15,004 sqft GCB at 63 Belmont Road sold for $39.8m ($2,653 psf) in June, and a 15,069 sqft GCB along the same stretch at 43 Belmont Road, which transacted for $33.8m (S$2,243 psf) in August 2018,” she said.

The auction for 80 Belmont Road will be held at 2.30 p.m. on 23 July, at the Connection Room of Amara Singapore.
