Four-room flats capture 37.8% of HDB rentals amidst volume fall
Rental deals dried up in May whilst 4-room flat rents climbed 1.4% year-on-year.
Four-room HDB flats led rental activity in May 2026, capturing 37.8% of total volume, according to 99.co and SRX.
Three-room flats followed at 35.3%, with five-room and Executive units accounting for 22% and 4.8%, respectively.
This comes as overall rental volume fell 7.7% month-on-month (MoM) to an estimated 2,595 flats, down from 2,813 in April 2026.
Year-on-year (YoY) volumes remained stable compared with May 2025, though they were 3.3% below the five-year average for the month.
On pricing, three-room and Executive flat rents declined 0.8% and 1.6% MoM, respectively. Four-room and five-room rents edged up 0.1% and 0.4%, respectively.
Rents rose across all flat types YoY—three-room by 1%, four-room by 1.4%, five-room by 0.8%, and Executive by 0.7%.
