HDB rents rise 13.8% YoY, but volumes drop in July

Rents rose across all room types.

HDB rents rose by 1.4% MoM and 13.8% YoY in July, according to 99.co and SRX.

Rents increased in mature estates by 1.5% MoM and 4.9% MoM and by 1.2% MoM and 4.4% YoY for non-mature estates.

All room types recorded MoM rent increases in July, led by 3 Room with a 1.7% uptick.

Meanwhile, 4 Room, 5 Room, and Executive rents rose by 1.1% MoM, 1.2% MoM, and 1.5% MoM, respectively.

Rental volumes also grew in July, increasing by 16.8% MoM to 2,993 HDB flats. YoY, however, volumes fell by 11.6%.

The latest record was also 5.3% lower than the five-year average volume for July.

Of the total volume, 32.8% was from 3 Room, 36.9%  from 4 Room,  24.6% from 5 Room and  5.7%  from Executive.
