HDB resale prices up 1.8% MoM in June

Year-on-year, prices rose 7.3%.

HDB resale prices rose in June 2024 by 1.8% MoM and 7.3% YoY, data from 99.co and SRX showed.

Based on the report, prices increased for mature (+2.6% MoM) and non-mature estates (+1.3% MoM).

Prices increased across all room types, led by 4 Room, whose prices rose 1.8% MoM.

3 Room, 5 Room, and Executive prices increased by 1.6% MoM, 1.6% MoM, and 1.1% MoM, respectively.

Year-on-year, prices for all room types and estates increased.

Across room types, 4 Room led with a +7.5% YoY increase in prices, followed by 5 Room (7.3% YoY), 3 Room (6.5% YoY), and Executive (6.2%. YoY).

Meanwhile, mature and non-mature estates saw YoY increases of 6.7% and 7.3%, respectively.

Sales volume also increased in June, with 2,387 HDB resale units transacted (+15.7% MoM).

Resale volume in June 2024 was 17.5% YoY higher but 13.1% MoM lower.

Most of the resale transactions in June were from 4 Room (44%), followed by 3 Room (24.8%), 5 Room (24.2%), and Executive (6.9%).

By estate, non-mature estates took the lion’s share of transactions (57.7%). The remaining 42.3% were from mature estates.
