HDB resale prices rise 10.4% YoY in November

Resale volume fell 8.7% YoY.

HDB resale prices rose 10.4% year-on-year (YoY) and 0.9% month-on-month (MoM) in November, SRX and 99.co reported.

Prices for all room types rose year-on-year (YoY) during the period, with 3-room flats increasing by 11.2%, 4-room flats (10.8%), 5-room flats (9.2%), and Executive flats (5.1%).

Both Mature and Non-Mature Estate prices also increased by 9.8% YoY and 9.7% YoY, respectively.

Meanwhile, resale volume dropped 8.7% YoY and 9.6% MoM, with only 1,951 HDB resale flats transacted in November. The highest transacted price was $1.55m for a 5-room flat at Dover Crescent.

In Non-Mature estates, the highest transacted price was $1.05m for a 5-room flat at Compassvale Drive.

Notably, there were 87 HDB resale flats transacted for at least $1.0m, representing 4% of the total resale volume.
