TAP–TS Home JV to turn Phoenix Park into wellness co-living hub
Project covers 33 conserved colonial buildings across 5.7 hectares.
Community living operator The Assembly Place Holdings Ltd. (TAP) and TS Home Pte. Ltd. have formed a joint venture (JV) to redevelop and operate Tanglin Enclave’s Phoenix Park as an integrated wellness destination.
TS Home holds the master tenancy recently awarded by the Singapore Land Authority, whilst TSTAPPRH Pte. Ltd., the JV company 39% owned by TAP, will oversee the site’s operational management, fit-out, and activation.
The park, built in 1949, comprises 33 conserved colonial black-and-white buildings across a 5.7-hectare campus and was declared a historic site by the National Heritage Board in 2012.
The upgraded park will include more than 700 co-living keys, making it the largest site of its kind in Singapore, according to TAP.
Residences will be integrated with wellness facilities, sports amenities, food and beverage outlets, and community retail spaces.
Key features include fitness studios, spa retreats, mindfulness spaces, and outdoor green areas.
TAP said it plans to deploy one of its established co-living brands to manage the community.
