Mapletree enters UK with Derby logistics hub buy

It also expanded its Spain portfolio.

Mapletree Investments has acquired its first logistics property in the United Kingdom and a portfolio of 10 logistics assets in Spain for a combined value of approximately $444.46m (€315.1m).  

The group’s entry into the UK logistics market is marked by the acquisition of a logistics hub located in Derby Commercial Park. 

The property benefits from proximity to major transport routes, including the M1, A50, and A6, as well as the East Midlands Airport and Derby city centre. The tenant recently renewed a long-term lease, reinforcing the site’s strategic importance to their operations.  

The Spanish portfolio comprises 10 logistics properties located in key hubs near Barcelona, Valencia, and Madrid. 

These assets, with a net lettable area of approximately 256,000 square metres, are positioned in core logistics zones with excellent city centre connectivity, making them ideal for last-mile delivery.  

The properties host a strong tenant base of third-party logistics providers and manufacturers who are highly invested in these facilities due to their proximity to production centres and existing on-site automation and fit-outs. The acquisition also addresses the undersupply of modern logistics properties in these areas.  

Looking ahead, Mapletree plans to syndicate a second European logistics-focused fund after achieving sufficient scale. The group aims to strengthen its development capabilities and acquire well-positioned assets in Europe and the UK.
