Singapore leads APAC in office fit-out costs despite rising regional market optimism

Singapore’s office fit-outs amongst the region’s most expensive, even as contractors expect stronger 2026 conditions.

Singapore continues to record the highest office fit-out costs in Southeast Asia, according to Cushman & Wakefield’s Asia Pacific Office Fit Out Cost Guide 2026.

Hybrid office configurations in Singapore average $179.54 (US$140) per square foot (psf) whilst retrofit costs are around $74.38 (US$58) psf. Reinstatement costs, on the other hand, range from $20.52 (US$16) to $24.37 (US$19) psf, peaking at $32.06 (US$25) psf for full reinstatement.

By comparison, regional peers report substantially lower costs.

Standard fit-outs in Jakarta cost $74.38 (US$58) psf, whilst in Kuala Lumpur they cost $102.59 (US$80). Manila rates are at $134.65 (US$105), whilst Bangkok is at $116.70 (US$91). In Vietnam, Hanoi rates are at $80.79 (US$63) whilst Ho Chi Minh's is at $78.23 (US$61).

Reinstatement costs in Jakarta range from $11.54–$15.39 (US$9–$12) psf, highlighting Singapore’s premium position.

Despite the high costs, APAC contractors remain optimistic with around 70% of respondents to the firm’s Contractor Sentiment Survey expect improved market conditions in 2026.

Cushman & Wakefield noted that these figures reflect conditions as of December 2025 and are indicative averages. Firms are advised to consult Project & Development Services professionals for detailed budgeting and planning.
