The part single and part two-storey industrial building comprises a warehouse/production area spanning 93,459 sq ft, along with 4,392 sq ft of office space and 30,934 sq ft of ancillary space.

The building is also well-equipped to handle various industrial needs, with a floor loading capacity of 16 kN/sqm and 27 kN/sqm for the warehouse/production areas, 27 kN/sqm for the ancillary areas, and 10 kN/sqm for the office areas. The site is also well-equipped with 3 x 1,500 kVA of power.

In addition, the site has 20 car lots, 5 lorry lots, and 2 loading/unloading bays.

The property is connected to the Ayer Rajah Expressway (AYE) and Pan Island Expressway (PIE) via Jalan Ahmad Ibrahim and Tuas Avenue 1. It is also connected to Singapore's western manufacturing hub.

The property is also within walking distance from bus stops and is near the Tuas West Road, Tuas Crescent, and Gul Circle MRT stations.
