High-yielding retail REITs boast double-digit returns

They had an average one-year return of 14%.

Singapore’s eight listed retail REITs had an average one-year return of 14%, the SGX said today.

These REITs are Lippo Malls Indonesia Retail Trust, Frasers Centrepoint Trust, Starhill Global REIT, CapitaLand Retail China Trust, CapitaLand Mall Trust, SPH REIT, Fortune Real Estate Investment Trust, and Mapletree Commercial Trust.

Dividend distributions boosted the year-to-date return of these REITs to 9.8%, bringing their average one-year and three-year dividend inclusive returns to 11.6% and 43.4% respectively.

Lippo Malls Indonesia Retail Trust, Frasers Centrepoint Trust, Starhill Global REIT, CapitaLand Retail China Trust and CapitaLand Mall Trust had the highest price gains in the 2015 year thus far, averaging 6.8%.

The Retail REITs have a combined market value of S$21.7 billion, representing one-third of the REIT sector’s market capitalisation. The eight trusts maintained an average dividend yield of 6.1%.

Among the eight Retail REITs, Lippo Malls Indonesia Retail Trust, Frasers Centrepoint Trust and Starhill Global REIT had the highest price gains in the 2015 year thus far.
