Strong tourism rebound boosts hotel investment appeal: CBRE

The recovery of international travel and business tourism has further bolstered investor confidence in the Singapore hotel sector.

Singapore remains one of the top three preferred investment destinations in the Asia Pacific region due to its stable political environment, strong economic fundamentals, and strategic location as a regional business hub, CBRE said.

In its report, CBRE noted the recovery of international travel and business tourism has further bolstered investor confidence in the Singapore hotel sector. This resurgence in travel demand has positioned Singapore as a key market for hotel investments.

Singapore’s robust tourism rebound following the resumption of global travel has made it an attractive market for hotel investments. The government’s initiatives to promote high-value tourism, including luxury travel experiences and business events, have also positively impacted investor sentiment.

There is a strong demand for luxury and upscale hotels, particularly in prime city areas. Investors show a clear preference for these high-end properties due to their potential for premium returns.

Value-add opportunities such as asset enhancement and renovation projects are highly favored by investors. These strategies offer the potential to maximise returns in a competitive market.

Long-term operational leases and management contracts are popular due to Singapore’s stable occupancy rates and consistent revenue streams. Such arrangements offer predictable income and lower risk for investors.

There is also a growing interest in serviced apartments and lifestyle hotels. This reflects changing traveler preferences in Singapore’s evolving urban landscape.

Rising interest rates and increasing operational costs are identified as potential challenges for hotel investments in Singapore. However, CBRE expects that Singapore’s strong fundamentals will continue to attract international investors.

The limited availability of prime assets remains a constraint, driving competition among investors. This competition increases the value of high-quality properties in core locations.

Singapore’s hotel market is positioned for sustained investor interest in 2025. Backed by economic stability, strong tourism recovery, and pro-business policies, it remains a top hotel investment destination in the Asia Pacific region.
