Luxury new-condo sales in CCR plunge 62% in Q2 amidst launch drought

New sale transactions in the segment sank to 19 units in Q2 2026 from 50 in Q1, as the absence of new luxury launches weighed on activity.

Overall condo sales in the Core Central Region priced above $3,000 per square foot (psf) and at least $5m — including both new sales and resales, and excluding bulk deals — fell to 52 units in Q2, according to Realion (OrangeTee & ETC) Research.

Broader data showed that units priced above $3,000 psf to $4,000 psf dominate condo sales, whilst units priced above $4,000 psf account for only a minority of overall sales.

Sales had peaked at 73 transactions in Q1 2026 before the Q2 pullback.

"The new sale transactions came from projects such as 21 Anderson, 32 Gilstead, Park Nova, River Modern, Skye at Holland, Skywaters Residences, The Giverny Residences, UPPERHOUSE at Orchard Boulevard, and Watten House," the report noted.

The new condo at Skywaters Residences recorded the highest psf price in Q2 at $5,947 psf ($12.5m) in April, followed by a new unit at 21 Anderson that transacted for $5,013 psf ($22.5m) in the same month.
