CapitaLand Ascendas REIT’s NPI edges up 1.7% to $1.07b in FY2025
Gross revenue reached $1.54b, on the back of a slight reduction in operating expenses.
CapitaLand Ascendas REIT reported a 1.7% year-on-year (YoY) increase in net property income (NPI) to $1.07b for the year ended 31 December 2025 (FY2025).
The growth was partly supported by lower property operating expenses of $471m, down 0.4%, according to the group’s press release.
Gross revenue rose 1% YoY to $1.54b during the period.
Distribution per unit (DPU) in FY2025 dipped 15.005 cents, from 15.205 cents in FY2024, despite a 1.4% rise in distributable income to $678.3m.
The decrease was attributed to an enlarged unit base arising from the equity fundraising in June 2025.
The H2 2025 DPU of 7.528 cents will be paid on 13 March, with a record date of 13 February. Based on a closing price of $2.83 on 31 December 2025, the FY2025 distribution yield was 5.3%.
