Condo resale prices hit record high as volume eases
Median capital gains rose to $401,000 with varied district outcomes.
Condo resale prices reached new highs in October 2025 even as sales volume eased, according to a report from 99-SRX. The overall resale price index increased 1% month on month (MoM) and 5.3% year on year (YoY), with gains recorded across all regions.
CCR resale prices rose 0.8% in October, RCR climbed 2.3%, and OCR inched up 0.2%. On an annual basis, CCR, RCR and OCR posted increases of 3.6%, 6.2% and 5% respectively.
An estimated 1,069 units changed hands in October, down 4.5% from September’s 1,119 units and 4.7% below levels a year earlier. Volumes were also 1.6% under the five-year average. OCR made up 47.7% of transactions, followed by RCR at 29.4% and CCR at 22.8%. Sub-sale activity rose to 6.4% of transactions from 5.1% in September.
The month’s highest resale transaction was $14.5m for a unit at Nassim Lodge in CCR. RCR’s top deal was $5.15m at Aalto, whilst OCR’s highest recorded $3.58m at Citylife@Tampines.
Median capital gains rose to $401,000, up $42,000 from September. District 10 posted the highest median gain at $754,000, whilst District 1 recorded a median loss of $54,000. Median unlevered returns reached 30.4%, led by District 20 at 48.2%, whilst District 1 registered -2.6%.
The figures reflect a market where overall prices continue to advance, whilst district-level gains remain uneven.
