Dublin Road freehold site launched for sale at $49.8m in District 9

The site spans 1,850.5 sq m.

A prime freehold residential redevelopment site at 14 and 16 Dublin Road—along with an adjoining private land strip—has been launched for sale, according to its marketing agent Cushman & Wakefield.

Located in District 9 off Killiney Road, the site spans 1,850.5 sq m (approximately 19,919 sq ft) and is currently occupied by two three-storey semi-detached houses built in the 1950s.

Zoned “Residential” under the Draft Master Plan 2025 with a plot ratio of 1.4, the site allows for a maximum gross floor area (GFA) of 2,590.7 sq m (≈27,886 sq ft) and building height of up to five storeys.

As part of the Central Area, it is exempt from the 85 sq m minimum unit size rule. Cushman & Wakefield estimates that around 50 units ranging from 40 to 70 sq m could be developed, subject to approval.

The guide price is set at $49.8m, which translates to roughly $1,786 per square foot per plot ratio (psf ppr).

With a high development baseline, no land betterment charge is payable for redevelopment up to the 1.4 plot ratio. Including a 7% bonus GFA for balconies, the effective land rate could be reduced to about $1,740 psf ppr with minimal LBC.
