Million-dollar HDB sales hit record high as 4-room deals dominate

In Q4, 351 units were resold for over a million dollars.

Sales of premium HDB flats reached a new high in 2025, based on data from OrangeTee & ETC Research using HDB resale and BTO statistics.

A record 1,531 million-dollar flat transactions were recorded in the year, the highest annual figure to date.

In total, 5,217 resale flats priced at $800,000 and above were sold during the year, up from 4,358 units in 2024. 

Of these resales, 664 were four-room flats, exceeding the number of five-room million-dollar transactions for the first time.

In Q4 2025, 1,050 premium flats changed hands, representing a 5.8% year-on-year (YoY) decline. However, the average transaction price rose 3.3% YoY to $975,976. Of these, 351 units were resold for over a million dollars, down 26.9% quarter on quarter but up 23.2% from 2024.

The highest transaction price recorded during the quarter was over $1.63m.

Several mature towns posted higher average resale prices for four-room flats in Q4, including Bukit Merah, Queenstown, Bishan, Toa Payoh and Kallang/Whampoa.

Average prices from these areas generally exceeded $700,000, based on town-level resale data.

For the wider resale market, total HDB transactions fell 18.2% YoY to 5,256 units in Q4, whilst the HDB resale price index rose 2.9% YoY.

In the rental segment, the SRX-99 rental index increased 11.1% YoY in Q4, although rental transactions declined 5.6% YoY to 9,557 units.

On the supply side, 19,723 BTO flats and 10,252 sale-of-balance flats were launched in 2025, according to the report.
